How do I Get Started? (Buyer) 1. Review this web site to answer all of your questions about the Trust Selling System. 2. Join our Buyers List and you will receive email and/or text notifications whenever we receive a new property. You can also view our available properties on this site at any time. We will be adding new properties on a regular basis as we get Sellers signed up. 3. Choose one of our properties that you would like to own. You can also locate your own property and we will try to buy it. We will want you to do some "prescreening" to make sure the Seller is willing to leave their mortgage in place for awhile, so check with us on the information we will need. 4. Fill out the Application for Acceptance after you have selected a house. 5. After you are approved, we will generate all the necessary paperwork and get the property under contract (and your Realtor if applicable. Keep in mind, if you have a Realtor YOU will be paying the cost of the Realtor, not the Seller as is customary in "traditional" transactions).6. We prepare the closing documents, run title, verify insurance, and coordinate a closing with all parties.7. You move in. 8. After the closing, we set up procedures to make sure the mortgage gets paid on time, and notify the lender. 9. That’s it! What will it cost? 1. The Buyer typically pays all fees and costs associated with the transaction, which will vary based on the situation with each property. The typical amount will be 5% - 10% of the purchase price, and could vary depending upon other factors (is there a Realtor, is the Seller behind in payments, etc). 2. The house will usually be sold "As-Is", so if you want to fix up the house after you move in it will be your cost.
